apply. Job Description Your Team The Land Acquisition Manager works
closely with the VP of Acquisitions and Business Strategy, Division
President, Executive Team, Land, Housing, Finance teams analyzing
new and existing opportunities and strategy for all land positions.
Manages the team to update and implement the NorCal Land Strategy
and Business Plan to meet our goals. Oversees departmental
financial and underwriting analysis to support land acquisition and
disposition operations. Manages departmental team in the due
diligence process inclusive of compiling critical issues list,
diligence document review, schedule compilation, comprehensive
feasibility analysis. Source new land acquisition opportunities
through owner research, brokers, consultants, title company
representatives, outreach to City officials and review of
jurisdictional activity. Your Key Deliverables Analysis Oversees
and manages financial analysis of development and investment
opportunities, including the creation of detailed pro-forma and
financial models. Oversees detailed proforma assumptions to support
modeling accuracy including Ryness tracking tool and quarterly
business plan updates Coordinate with Land and Finance on Business
Plan updates Oversees critical Issues list compilation based on a
thorough review of all diligence documents Lead the comprehensive
feasibility analysis with documented findings. Review and/or
prepare competitive market analysis with pricing graphs and resale
analysis. Business Planning Responsible for the team's development
which includes supervision, training, coaching and performance
management. Will have primary input in
hiring/terminations/promotions/performance and rewards decisions
for his/her direct reports Oversee preparation of Screening and
Investment Committee memos for housing and land approvals Oversee
the preparation of Business Plan and Strategic Plan Updates and
compilation of data to support graphics Supervise, mentor support
and train analysts Meet with Vice President to develop and
establish performance and career objectives for performance
development plans Acquisition & Due Diligence Lead negotiations
with brokers, land sellers and buyers with the oversite of the VP
of Acquisitions. Prepare LOIs. Review and provide feedback on and
coordinate purchase and sale agreements and related agreements.
Manage weekly agenda for acquisition meetings and updating of land
tracker. Research and manage/filter opportunities provided from
your own research, referrals from our team, brokers, and other
contacts. Over see tracking of BIA/title company jurisdictional
activity and create a database of opportunities. Oversees creation
of a database and track all land transactions Manage City Requests
for Proposal (RFP) and Requests for Qualifications (RFQ). Develop
relationships with strategic third parties such as land owners,
City Council members, brokers, other builders/developers. Oversee
underwriting assumptions and cash flow analysis for prospective
opportunities Coordinate due diligence efforts; compile critical
issues list, fee updates, comprehensive feasibility analysis,
complete the feasibility tracker and coordinate meetings with other
departments and task completion Manages the due diligence on
acquisitions under contract, and develop documentation and
recommendations on key findings that may affect the return and
financial performance of the proposed deal. Lead project post
feasibility approval and during escrow period to ensure closing
obligations/conditions and timelines are achieved. This may include
coordinating entitlements or other advancement of project readiness
or permitting with in-house team members and outside consultants.
Oversees land closings with Escrow/Title for acquisitions and
dispositions Oversees Escrow/Title on monthly and quarterly option
deposits and coordinate active third-party master plan escrows Must
Haves Bachelor's degree 8-10 years of experience in Land
Acquisition, Project Management and/or Forward Planning. Strong
Analytical Skills Excellent communication skills both verbal and
written. Financial modeling and analysis Strong organizational
skills in thought and process Highest level of accuracy and
precision; highly organized Extremely proficient in Microsoft Word,
Excel, Power Point & Project Willingness to work through short and
unexpected deadlines Ability to prioritize and manage multiple
projects under tight deadlines Excellent ability to handle
sensitive information Previous experience working with senior
leadership, executive management and other management levels
Strategic thought process with the ability to connect abstract
concepts to identify business opportunities Possess a strong
attention to detail; accomplish tasks by considering all areas
involved and bear the larger picture in mind Flexible and adaptable
to rapid change Real estate experience preferred COVID-19 Hiring
